This rubber clad plywood on this balcony flat roof in Flint, North Wales had failed, deteriorating in several places. This was the third time the roof had had to be replaced in the space of 12 years and the owner was now seeking alternatives. As the pictures show, the flat roof was over a hollow storage area which adjoined the house. A new substrate was required along with a waterproof covering.
Despite the problems the customer had had with their existing system, and despite their own research, the customer was being persuaded by local contractors to stick with the same type of systems that had already failed repeatedly. However, the customer liked the fact the polymer system is jointless & seamless, the fact that the Sika liquid plastics system is long established, and also the anti slip quartz system, which eliminates the need for tiles to be refitted (which would mean another purchase & another contractor).
The roof was small, approximately 5m by 2m and at a relatively low level, forming part of the building's entrance. The existing slate ran right to the front door.
After initial preparations, the rubber roofing and decking were removed, and new joists fitted along with new hardwood ply decking. As the trims were already fitted there was no need for flooring stones.
A 20 year Sika Fibreglass reinforced system was then installed, and a 20 year balcony quartz system fitted, ensuring a long lasting, slip-resistant surface for safety and aesthetic value. A 20 year insurance backed warranty was also added, giving the owner (by now) much needed peace of mind for years to come, and the first legitimate guarantee they had had for the roof area.
