Incredible Art Deco Beachfront House with Polymer Rooftop Mini-Golf! Ynyslas, Borth, Aberystwyth

There were some unusual plans in the pipeline for this art deco structure on the Welsh coast

From one golf course to another...

A job in a million! This art deco concrete structure property situated yards from the beach & sand dunes at Ynyslas just north of Borth and Aberystwyth, needed some tricky waterproofing work over the entire flat roof.

Set at the end of the Borth Golf Links, the roof comprises a 120m2 warm room terrace finished in Forest Green decorative quartz. Frameless glass fitted to the internal sides of the parapet walls and a couple of putting holes transform the space into a miniature golf spot for a bit of Sunday fun!

This was a tricky job, not least working out how the drainage would work over the entire multi-area roof, together with insulation (as it had to be a warm roof). In the end, we included 150mm warm roof power deck E insulation, insulating the parapet walls and encapsulating them with Polyroof Flexible Protec Polyester 25 year waterproof membrane - providing a jointless, seamless finish.

The chimneys were re-rendered, flashed & encapsulated in Poly Roof 25 year system and a mixed pigment of Art Deco RAL-9010 colour - a pure white that brings the art deco structure vividly to life.

Parapet insulation was made almost invisible & blended in.

The parapet lower pelmet was waterproofed and coated in anthracite black, providing a sharp contrast with the white, then encapsulated to an underneath detail to complete the external wall insulation & K-rend the final wall finish, matching it with the aluminium black windows.

The entire terrace was then waterproofed & top-coated in Forest Green for the base-coat to receive the Forest Green quartz @ a later date when observatory building works & glass balustrade are complete.
